How to present your home for sale and achieve the best price

When the time comes to sell your home the small details do count. And presenting your property in the right way is essential in attracting a premium buyer.
First impressions count
Street appeal is key. You certainly don’t want people pulling up to the curb and then driving off before setting foot inside! Think potted colour, mown lawns, a new door mat, a freshly painted front door – none of these things cost much, but certainly add to the initial appeal of your home.
Consider pre-packing
This isn’t about packing up your whole house before even selling it, but rather considering storing away some of the less essential or personal items. From hobby collections to a gallery of family portraits on the wall, you want people to imagine themselves living there – not feeling like they are intruding in someone else’s home.
Fix the little things
Broken door handles? Dripping tap? Chipped paint? In isolation, none of these things are a big deal. But all together, they can make a buyer feel that perhaps a house hasn’t been well looked after, or that there will be lots of things to fix if they were to buy the property.
Refresh your decor
Whether it’s fresh covers on the bed, handles on the kitchen cupboards, or cushions on the couch, bringing in some new fixtures and furnishings can be a simple way to update your home. Neutral is best (like greys, whites and blacks) as they appeal to a wider range of people and won’t distract from the property itself.
